Blackpoint offers its development and acquisition pipeline as investment opportunities for investors and partners. We typically syndicate build to suit developments and NNN ground lease deals for national credit tenants. Through its core development business, Blackpoint can provide limited partnership positions for sophisticated investors. 
Business Meeting

Blackpoint handles all aspects of the syndicated project.  Our equity partnerships are structured as Limited Partnership companies, managed by Blackpoint (the General Partner) with investors as passive limited partners. 

Investing opportunities are limited to sophisticated investors. 

Syndicated Equity Partnerships 

A real estate syndicate is a partnership where investors pool their money to buy and manage properties. Blackpoint is the syndicator (sponsor) responsible for:
      
  • finding properties
  • development feasibility
  • proformas & budgeting
  • acquisitions
  • securing tenant leases
  • managing entitlements & due diligence
  • arranging financing
  • managing construction
  • hands-on property management  
  • ​disposition of the asset

ACQUISITION CRITERIA

Blackpoint seeks to purchase prime corner & off-corner locations, shopping center pads and grocery anchored development sites with good access, visibility and high traffic counts.  We buy real estate for development, syndication and investment purposes, including retail, medical office, hotel, restaurant and auto-service properties or existing buildings for rehab and re-tenant purposes.​
  • Locations or land from 1/2 to 20+ acres: outlots and pads, freestanding and strip centers, as well as larger tracts for new anchored centers. 

  • Pads positioned near / in anchored retail centers or high visibility corners with strong retail synergy.    

  • High visibility to street with traffic counts in excess of 20,000 traffic trips per day with multiple access points.

  • Vibrant surrounding activities such as schools, theaters and parks, childcare centers, hospitals, sports facilities, and desirable grocers.

  • Locations or land must be positioned in growing population areas with middle to upper middle demographic profiles.

  • Opportunities must be Fee Simple in nature. No ground lease opportunities will be considered.
